Building New Value from an Existing Asset: The Story of Dupont’s 1771 N Street

Through the incorporation of sustainable design elements, rejuvenated outdoor spaces, and interior improvements, the 1771 N Street design team transformed the 1960s legacy building into an amenity-rich, trophy class, LEED v4 BD+C Gold office building. Designed to support occupant health and well-being, the building features enhanced indoor air quality strategies, highly efficient HVAC systems, and an abundance of natural light, courtesy of the curved glass curtain wall on the southwest façade. For 1771 N Street, the utilization of sustainable strategies reduced costs and created revenue-generating opportunities, while benefiting the local community and environment.

Located in Dupont Circle, the building’s proximity to public transportation, as well as local DC businesses and landmarks, plays an active role in supporting the economy and creating a diverse and accessible space for all. Through the collaboration of the design team, the project was designed to meet the growing needs of residents, commuters, and visitors of Downtown DC. Since the project’s completion in 2021, 1771 N Street has served as a symbol of equitable design in the local community and a model for future developments in the DC Metro area.

Charlie Smiroldo

Managing Director, Stream Realty Partners

Charlie is responsible for managing all construction and development projects for Stream’s Washington, DC office. Charlie leads the team on capital, tenant improvement and development projects across various product types including office, industrial and retail. Charlie’s experience working as both a general contractor and senior manager of project management and development for a local REIT provides him with a solid foundation to manage a diverse range of complex projects. Charlie’s experience on multiple job sites and types, coupled with his effective project management techniques, enable him to routinely meet or exceed quality standards for clients or institutional real estate entities.

 

Chloe Hiyu, AIA, LEED AP BD+C

Sr. Principal, Sr. Project Manager, HOK

Chloe Hiyu is a registered architect and sr. project manager with 18 years of experience in design and architecture. She works closely with institutional and developer clients and brings extensive experience working with the various jurisdictions in the Washington, DC metro area, from the land use zoning process through the occupancy of the building. Chloe strongly believes that collaborative teams can deliver great projects and leads multi-disciplinary design teams to understand clients’ needs, devise innovative solutions and create sustainable, healthy spaces in our built environment.

 

James Hansen, PE, LEED AP

Senior Principal, GHT Limited

Equipped with more than 20 years of experience, Senior Principal James Hansen delivers engineering design, energy modeling, and project management support for a wide range of projects at GHT Limited. James' portfolio includes extensive experience with the renovation and repositioning of commercial office buildings. In his long-standing career at GHT, James has developed best practices for sustainability and provided a wealth of sustainable design resources. James' mastery of energy modeling, energy codes, and green codes in DC has positioned him as a valuable resource to clients and teaming partners.

As the Director of Marketing for GHT Limited, Susan develops and implements marketing policies and sets marketing strategies firm-wide, including internal and external communications, public relations, branding, and thought leadership. Since joining the firm in 2016, she has helped cement GHT’s position as one of the largest locally owned engineering firms in the region and demonstrates an unparalleled commitment to their core values of Integrity, Innovation, Client Focus and Excellence. Susan works with the Board of Directors to organize, plan, and manage the firm’s sales efforts in new and existing markets; influence policies in Production, Administration and Human Resources; and champions the GHT culture.

Hugh Newell Jacobsen and the Reluctant Path Forward

Join Simon Jacobsen, founding partner of Jacobsen Architecture, LLC, for a look at the last years and legacy of his father Hugh Newell Jacobsen, FAIA (1929–2021), their collaboration over the past 20 years, and his eventual succession as Principal and owner of the firm.

Jacobsen’s new 224-page book, American Modern Home, will be on hand for purchasing before the talk and signing afterward. The book, an expression of eloquent design featuring interiors, exteriors, and gardens, examines twelve of the firm’s recent houses around the United States.

Simon Jacobsen—Principal, Jacobsen Architecture, LLC

Simon Jacobsen is a founding partner of the internationally acclaimed architectural firm Jacobsen Architecture, LLC with his father Hugh Newell Jacobsen, FAIA (1929-2021).

Jacobsen’s work, focusing on custom residential, commercial, and institutional design, as well as interiors, furniture, and lighting design, spans the United States, Caribbean, Europe, and Asia.

His work has been widely published in print and on television: The Wall Street Journal, Casa VOGUE, HGTV's Extreme Homes, Architectural Digest, The Washington Post, Washingtonian Magazine, HGTV and hundreds of internet publications and design blogs. Residential Architect Magazine listed Jacobsen Architecture in the top 50 design firms in the U.S. and Architectural Digest lists Hugh and Simon Jacobsen in the top 100 of architects and designers internationally. Jacobsen is also an inductee of Architectural Digest’s AD100.

Does your child love buildings – drawing houses, building structures, designing a pillow fort? Architecture is one of the most exciting fields that not only uses all of the STEM skills (Science, Technology, Engineering, and Math) but also encourages creative thinking through art and design skills.

Our 5-day summer camp will help children explore the environment, both built and natural, through hands-on activities, including drawing, photography, model building and at least one field trip within walking distance of the District Architecture Center.  Great for ages 8-13.

The AIA|DC Emerging Architects Committee (EAC) promotes education, leadership development, and community involvement among emerging architects, Associate AIA members, and architects licensed 10 years or less. We encourage the next generation of architects to start leading our community by heading committees, organizing events, participating in workshops, and attending our events.

 

The EAC has four major objectives: ADVOCATE for emerging architects, PROVOKE and talk about the future of the profession, MENTOR the next generation of architects, and perform OUTREACH to other AIA members, associated disciplines, and the community.

Sforzina: Designs for a Modern America—Catalogue Preview & Exhibition Closing

Join us for a special preview of the soon-to-be-released, 300-page exhibition catalogue produced as a companion to Sforzina: Designs for a Modern America, 1924–1941. While the exhibition—currently on view at the District Architecture Center—features many of Edgard Sforzina’s Art Deco era designs, it is only a fraction of total output from his brief but prolific career in the United States.

Jim Linz and Denise Allen will give an illustrated talk highlighting additional works from the nearly 700 of Sforzina’s designs for furniture, decorative and functional objects, buildings, and interiors. Attendees will be able to pre-order the book, which will be available a few weeks after this program.

The galleries will be open 12pm–4pm for exhibition viewing.
